Frequently asked questions

Common questions on MEP design, franchise rollouts, energy modeling and code compliance, and MEP shop drawings — grouped by service.

MEP Design & Engineering

View MEP Design →
What types of buildings do you design?+

Commercial offices, healthcare facilities, multifamily and residential buildings, hotels, schools, retail and mixed-use, industrial buildings, warehouses and data centers — as well as franchise and multi-site programs.

Do you design renovations and tenant fit-outs?+

Yes. We design renovations, additions and fit-outs, working from existing drawings or site surveys where drawings aren't available.

When should we bring in the MEP engineer?+

As early as schematic design. MEP systems affect ceiling heights, shaft sizes, plant rooms and roof space, so early input avoids costly redesign later.

Do you stamp drawings?+

Drawings are produced ready for sealing. We coordinate with a licensed engineer of record in the project's jurisdiction where a stamp is required.

Can you work in our Revit template?+

Yes. We work in your template and standards, or provide our own, and share models through your cloud environment.

MEP Design for Franchise Projects

View Franchise MEP Design →
What do you need to start a franchise MEP project?+

The brand prototype drawings, the equipment schedule, the site address and the lease outline or architectural floor plan. Landlord criteria and utility information help us move faster.

Can you work from our brand prototype?+

Yes. We build a reusable prototype package once, then adapt it to each location — which keeps drawings consistent and cuts design time on every new site.

Do you handle remodels as well as new stores?+

Yes. We design remodels, relocations and conversions, including survey-based existing conditions where drawings aren't available.

How do you price multi-site programs?+

We offer per-site fixed fees for prototype-based projects, with program pricing for brands and developers committing to multiple locations.

03

Energy Modeling & Code Compliance

View Energy Modeling →
What's the difference between COMcheck and an Appendix G energy model?+

COMcheck demonstrates prescriptive compliance component by component. An Appendix G model simulates the whole building against a baseline, allowing trade-offs — and is required for most LEED energy credits.

Can you use our Revit model?+

Yes. We audit and correct rooms, spaces and surfaces in the Revit model with our in-house tools, then export gbXML to the energy modeling software.

Which software do you use?+

Primarily TRACE 3D Plus and HAP, depending on the project and reviewer requirements.

When should energy modeling start?+

At schematic design. Early models inform envelope and HVAC system choices, when changes are cheapest.

MEP Shop Drawings & BIM Coordination

View Shop Drawings →
What do you need for a free clash check?+

Architectural, structural and MEP models or drawings for one floor or area (Revit, Navisworks or CAD). We return a clash report grouped by trade with screenshots.

What level of detail do your models reach?+

LOD 300 for design coordination and LOD 350–400 for fabrication and installation shop drawings, matched to your BIM execution plan.

Can you work in our ACC / BIM 360 environment?+

Yes — working in your environment keeps files secure and lets you revoke access at project close.

How fast is turnaround?+

Our teams work across time zones, so markups sent at the end of your day are typically returned by the next morning. Package schedules are agreed per project.

05

Services for Trade Contractors

View Trade Contractors →
Which trades do you draw for?+

Mechanical and HVAC, plumbing, electrical and fire protection. We can model one trade on its own, or several together for coordination.

Can we order just one calculation?+

Yes. HVAC load calculations, electrical load letters, voltage drop, sprinkler hydraulic calculations and COMcheck reports can each be ordered on their own as quick services.

06

Services for General Contractors

View General Contractors →
Do you take on the MEP design for design-build projects?+

Yes. We design the HVAC, electrical, plumbing and fire protection for design-build contractors, from load calculations to permit drawings, worked to your budget and schedule.

Can you coordinate our trade contractors' models?+

Yes. We bring architecture, structure and each MEP trade into one model, run clash detection in Navisworks and report the clashes grouped by trade, level and severity, so each trade knows what to fix.
