Project information
A new low-rise building with a handful of apartments, from a studio to larger family units, and a commercial tenant space, plus a cellar for the building's pumps. The building is all-electric: heat pumps for heating and cooling, electric water heaters and electric cooking, so the electrical service, the heat pump selections and energy-code compliance all have to be worked out together. Like every New York project, the design also has to satisfy the NYC Construction Codes and the city's energy code requirements.
How We Helped Currents House
We calculated cooling and heating for every room and selected VRF and split-system heat pumps floor by floor. We ran the electrical load calculation apartment by apartment (ranges, laundry, water heaters, heat pumps, an elevator, booster, sump and ejector pumps) and sized a three-phase service of more than 1,000 A with spare capacity for the commercial tenant. On the plumbing side we sized domestic water, drainage, storm and the booster pumps, and documented compliance with the 2025 NYC Energy Conservation Code in COMcheck for both mechanical and service water heating.
The brief
What the project needed, and how we answered
- 01
Make an all-electric building work on one service.
An apartment-by-apartment load calculation (ranges, laundry, water heaters, heat pumps) plus the house loads and the commercial tenant, giving a three-phase service with 20% spare capacity.
- 02
Heat and cool apartments of different sizes.
Room-by-room loads, served by VRF and split-system heat pumps chosen floor by floor.
- 03
Keep water moving in a building with a cellar.
Domestic water booster pumps, plus sump and ejector pumps for the cellar, elevator pit and storm water.
- 04
Prove energy-code compliance.
COMcheck documentation for mechanical systems and service water heating under the 2025 NYC Energy Conservation Code.
