Project information

A new affordable housing building of more than 10 storeys with one-, two- and three-bedroom apartments, including income-restricted and accessible units, above a cellar with the fire pump, plumbing and building services rooms. Apartments are heated and cooled by VRF, with ventilation and bathroom and kitchen exhaust on shared risers, so every duct, pipe and core drilling has to be coordinated floor by floor before the trades build. Like every New York project, the design also has to satisfy the NYC Construction Codes and the city's energy code requirements.

How We Helped Beacon Commons

We produced the mechanical contractor's shop drawings for the whole building: sheet metal plans with duct dimensions from the cellar to the top floor, mechanical piping plans, duct riser diagrams, air-device plans and overhead coordination drawings combining the MEP trades, plus VRF core-drilling plans for the typical floors and a roof model for clash checking. The set was issued over about eight months in more than 25 submission rounds as floors were released, reviewed and revised.

The brief

What the project needed, and how we answered

  1. 01

Turn the design into buildable duct and pipe layouts, floor by floor.

Sheet metal plans with duct dimensions and mechanical piping plans for every level from the cellar to the top floor.

  2. 02

Coordinate tight ceilings in an apartment building.

Overhead coordination drawings combining the MEP trades, plus a roof model for clash checking.

  3. 03

Drill slabs for VRF piping in the right places.

VRF core-drilling plans for the typical floors, so slab penetrations land where the piping needs them.

  4. 04

Keep pace with a building released in stages.

More than 25 submission rounds as floors were released, reviewed and revised.
