Project information
A new outpatient rehabilitation building with a hydrotherapy pool hall on the lower level, a therapy gym and treatment rooms on the floors above and a roof with the main plant. A pool hall puts a constant moisture load on the air, so the ventilation and dehumidification have to be sized separately from the clinical floors, and every pipe and duct in the hall must resist chlorine and humidity. Like every New York project, the design also has to satisfy the NYC Construction Codes and the city's energy code requirements.
How We Helped 55 PALISADE AVENUE YONKERS,NY 10701
Mechanical: we scheduled ventilation room by room for about 30,500 ft² of rooms, with the highest outdoor-air rate on pool hall. Heating and cooling come from a VRF heat pump system of 4 outdoor units totalling about 54 tons and 52 indoor units, backed by 2 12.5-ton gas-fired rooftop units and 1 energy-recovery ventilator. A dedicated dehumidifying unit holds the hall at 84°F and 55% relative humidity, with stainless steel ductwork, a separate exhaust and a gas-fired pool heater and filtration plant. Electrical: we scheduled the power connection for every rooftop unit, VRF unit, fan, heater and pump — voltage, phase, minimum circuit ampacity and overcurrent protection — and sized the building service for the connected load. Plumbing: A triplex variable-speed booster set supplies domestic water, two 119-gallon gas-fired heaters supply hot water, the pool has its own make-up, overflow and backwash piping, and a duplex sump drains the lower level. Fire protection: a wet sprinkler system on a 6-inch combined sprinkler and standpipe riser with a fire pump and jockey pump, hydraulically calculated at about 520 gpm against the city hydrant test. We also prepared the COMcheck energy analysis, the backflow prevention applications and the mechanical, plumbing and sprinkler sets for filing.
The brief
What the project needed, and how we answered
- 01
Control humidity and chlorine in a hydrotherapy pool hall.
A dedicated dehumidifying unit holds the hall at 84°F and 55% relative humidity, with stainless steel ductwork, a separate exhaust and a gas-fired pool heater and filtration plant.
- 02
Heat and cool every room of the rehabilitation and hydrotherapy centre with its own comfort setting.
A VRF heat pump system of 4 outdoor units (10, 14, 14, 16 tons) serves 52 indoor units, so every exam room, treatment bay and office is controlled on its own.
- 03
Bring in enough fresh air for a building with little roof space.
2 12.5-ton gas-fired rooftop units with reheat and economizers, plus 1 energy-recovery ventilator, deliver about 6,850 cfm of outdoor air across the scheduled rooms.
- 04
Get water in and waste out reliably.
A triplex variable-speed booster set supplies domestic water, two 119-gallon gas-fired heaters supply hot water, the pool has its own make-up, overflow and backwash piping, and a duplex sump drains the lower level.
- 05
Power every unit, pump and heater safely, with a service sized for the load.
Each piece of equipment was scheduled with its voltage, phase and circuit ampacity, from 2 rooftop units and 4 VRF outdoor units at 460 V, 3-phase down to 120 V unit heaters, and the building service was sized to the total.
- 06
Protect the building in a fire.
A wet sprinkler system on a 6-inch combined sprinkler and standpipe riser, a fire pump and jockey pump and street connections for the fire department.
- 07
Clear the approvals that gate construction.
We prepared the COMcheck energy analysis, the backflow prevention applications, the hydraulic calculations and the mechanical, plumbing and sprinkler sets for filing.
System by system
What we designed, with the numbers
An air-cooled VRF system: 4 outdoor heat pump units feed 52 ducted and ceiling-type indoor units, each with its own thermostat and condensate pump.
- Outdoor units
- 4 units: 10, 14, 14, 16 tons — 54 tons nominal
- Cooling capacity
- About 648,000 Btu/h in all
- Indoor units
- 52 units, 0.5 to 3 tons
- Refrigerant
- R-410A, with long-line sets where piping exceeds standard lengths
- Electrical
- 460 V, 3-phase outdoor units; 208–230 V, 1-phase indoor units
- Controls
- Low-ambient operation, compressor cycle protection, MERV 8 filters on returns

Engineering data
Where the building's air goes
We scheduled outdoor air and exhaust for every room. The bars show how those flows are shared between the levels, and why pool hall leads.
Outdoor air supplied
6,850 cfm in total
Design flow to rooms, by level
- Pool hall41%
- First floor22%
- Second floor20%
- Third floor18%
Share of 6,850 cfm
Air exhausted
4,400 cfm in total
Design flow from rooms, by level
- Pool hall70%
- First floor11%
- Second floor10%
- Third floor9%
Share of 4,400 cfm
- Rooms scheduled
- 30,500 ft²
- Outdoor air
- 6,850 cfm
- Exhaust
- 4,400 cfm
- Indoor units
- 52
Pool hall takes 41% of the building's outdoor air, which is why it has the most careful air-flow design.
Fire water
Why the building needs a fire pump
We calculated the sprinkler system against a flow test on the city main. At the flow the sprinklers and hose stream demand, the street cannot deliver the pressure the top of the system needs, so the fire pump closes the gap.
- Test
- Hydrant flow test on the city main
- Static pressure
- 54 psi
- Residual
- 46 psi at 750 gpm
- System demand
- 520 gpm at 64 psi
- Hazard
- Light, wet system
- Hose allowance
- 100 gpm
The system's demand sits about 14 psi above the flow-test curve at 520 gpm, so the fire pump supplies the difference.
