Project information
A residential building by Aaiji Developers at Balewadi, in north-west Pune: a basement of parking, a ground floor and thirteen residential floors with a terrace, holding 65 three-bedroom flats of about 98 to 105 sq m carpet area - five on each floor - for an estimated 325 residents, served by three lifts. Flats of this size carry air conditioning and heavier appliances, so each takes a three-phase supply. The architecture is the architect's; our scope is the MEPF design.
How We Helped Aaiji Developers Residential Project, Balewadi
We prepared the calculations in July 2026. Power: every flat at 75 W per sq m of carpet area, three 15 HP lifts, the domestic, drinking-water, booster, sewage, sump and sub-soil pumps, the water treatment plant and organic waste converter, basement ventilation and staircase pressurisation, street lighting and EV charging for 20% of the 57 car bays - 11 chargers of 7.2 kW - for 673 kW connected and 332 kW of maximum demand: 369 kVA, or 443 kVA with a 20% margin, on a 630 kVA transformer, with 68 three-phase connections - 65 flats and 3 common - grouped floor by floor on four meter panels; and a 100 kVA DG set for the lifts, pumps, ventilation and common lighting at 80% diversity. Water: 325 residents at 135 litres a day - 115 litres of domestic and 20 litres of drinking water on separate pipes - 43.88 kL a day, with underground tanks of 38 kL domestic, 19 kL raw and 10 kL drinking water and a 75 kL fire tank, terrace tanks of 38 kL domestic, 7 kL drinking and 20 kL fire, and 39.49 kL a day of sewage to a 40 KLD treatment unit. Fire: hydrant, sprinkler and jockey pumps drawing on the underground fire tank.
The brief
What the project needed, and how we answered
- 01
Large flats that need a three-phase supply.
Flats of 98 to 105 sq m with air conditioning and heavy appliances each take a three-phase supply - 65 flat connections and 3 common - grouped floor by floor on four meter panels.
- 02
A transformer sized with margin.
673 kW connected comes down to 332 kW of maximum demand, 369 kVA - 443 kVA with a 20% margin - on a 630 kVA transformer.
- 03
Drinking water kept apart.
Of the 135 litres a resident uses each day, 20 are drinking water with their own tanks (10 kL underground, 7 kL on the terrace), pump and treatment.
- 04
A dry, ventilated basement.
Basement sump and sub-soil pumps keep the parking dry, and ventilation fans and staircase pressurisation keep the air moving and the stairs clear of smoke.
System by system
What we designed, with the numbers
A thirteen-storey residential building in Balewadi.
- Location
- Balewadi, Pune
- Floors
- Basement, ground and thirteen residential floors with a terrace
- Flats
- 65 three-bedroom flats of about 98 to 105 sq m, five a floor
- Lifts
- Three of 15 HP
Deliverables
The calculations behind the design
Calculations in July 2026.

Load demand & DG
Flats, lifts, pumps, fans and EV charging, with transformer, DG set and meter panel distribution (1 July 2026).
Engineering data
Where the power goes
Every flat at 75 W per sq m of carpet area, then the lifts, pumps, fans and chargers line by line, with the diversity factors applied.
