Project information

A residential building of 24 apartments in Satara, on a plot of 1,000 sq m with 4,500 sq m of construction: four flats on each of six residential floors - three 2-BHK of 61 to 67 sq m and one 3-BHK of 84 sq m - over commercial levels of 13 shops and 4 offices, with parking in a basement. A plot this small has little room for services, so the services had to be placed on the architect's plans with care: the transformer, the diesel set, the underground tanks, the sewage plant and the dewatering sump, with a way to get water out of the basement. The work was done in three parts - the first services layout in December 2025, the revisions of January 2026, and the floor-by-floor plumbing, which was revised until June 2026.

How We Helped Apartment & Shop Building, Satara

Electrical: the load of the apartments, common lighting, two lifts, ventilation, pressurization, plumbing pumps and charging for 20% of the 24 car bays totals 251 kW, 118 kW after diversity, 132 kVA and 158 kVA with a 20% margin, so a 200 kVA oil-filled indoor transformer was chosen; the shops and offices are worked out on their own sheet at 151.5 kW. A 200 kVA diesel set carries the common services. Water: for 120 residents at 135 litres a head, the demand is 16.2 kLD, and 8.7 kLD for the commercial levels, giving a 20 kLD sewage plant (14.6 kLD of sewage), underground storage of 21 kL domestic, 7 kL raw and 5 kL drinking water for the apartments and 18 kL for the commercial floors, and overhead tanks of 14 kL domestic and 3 kL drinking water with a 25 kL fire tank. Basement: a storm-water sump of 3.24 x 2.72 x 1.5 m with a duplex submersible pump (one working, one standby) and a 65 mm UPVC pumping line to the ground floor, collection trenches under perforated gratings, and a sub-soil drain of 110 and 160 mm perforated HDPE pipes wrapped in geotextile under the raft, draining to a sump and then to the nala. Layouts: the plumbing was drawn on 14 sheets - the lower ground and upper ground diversions, every floor with hot water supply and floor traps, the commercial levels and the terrace with the fire booster - and the services on eight sheets with the tank and septic-tank locations.

The brief

What the project needed, and how we answered

  1. 01

Size the power for homes, shops and common services.

The load sheet adds up the apartments at 75 W per sq m, common lighting, two lifts, ventilation and pressurization, pumps and charging: 251 kW, 118 kW after diversity, 132 kVA - 158 kVA with a margin - on one 200 kVA transformer, with a 200 kVA diesel set for the common services.

  2. 02

Fit tanks and treatment on a small plot.

Underground tanks of 21 kL domestic, 7 kL raw and 5 kL drinking water (and 18 kL for the shops), overhead tanks of 14 and 3 kL with a 25 kL fire tank, and a 20 kLD sewage plant were placed on the plans before the structure was fixed.

  3. 03

    Keep a wet basement dry.

A 3.24 x 2.72 x 1.5 m storm sump with two submersible pumps (one standby) lifts water out, and a sub-soil system of perforated pipes in geotextile under the raft keeps it from building up.

  4. 04

    Draw plumbing floor by floor.

Fourteen sheets cover the lower and upper ground floors, every residential floor with hot water and floor traps, the commercial levels and the terrace with the fire booster.
