Project information
Fortune Developers are building a new residential building for Maithili Co-operative Housing Society at Erandwane, in central Pune. It rises from a ground floor of entrance lobby, parking and services to twelve residential floors and a terrace, on a 1,027 sq m plot beside a 9 m road, with 10,000 sq m of construction. It holds 47 flats - 24 of two bedrooms, 22 of three and one five-bedroom home - served by two lifts and a fire tower, with mechanical car parking, a pump room and underground tanks at ground level. On a tight city plot, a tall building's tanks, pumps and parking all have to fit at the foot of the tower. The architecture is the architect's; our scope is the MEPF design.
How We Helped Maithili Co-operative Housing Society (SK Fortune), Erandwane
We prepared the calculations and the layouts in June 2026. Power: every flat at 75 W per sq m of carpet area, two 15 HP lifts, the domestic and drinking-water pumps, the water treatment plant, sump and sub-soil pumps, staircase pressurisation, four mechanical car-parking units, street and common lighting, and charging for 20% of the 54 car bays - 11 chargers of 7.2 kW - for 484 kW connected and 235 kW of maximum demand: 261 kVA, or 313 kVA with a 20% margin, on one 315 kVA indoor transformer, with a three-phase supply to every flat - 49 connections in all; and a 160 kVA DG set for the lifts, pumps, parking and common lighting, checked against each motor's starting current. Water: 235 residents at 135 litres a day - 120 litres of domestic and 15 of drinking water on separate pipes - 31.7 kL a day, with domestic, drinking-water and fire tanks underground and on the terrace, and a 75 kL fire tank for the 45 HP hydrant and sprinkler pumps and the jockey pump. Layouts: the transformer, DG set, pump room, tanks and sumps placed on the ground-floor plan, with the tank plan and sections; and the internal services for the first, second, fifth, typical, refuge and terrace floors - plumbing cutouts, service slabs, 150 and 200 mm sunk areas and the fire duct opening into the fire lobby.
The brief
What the project needed, and how we answered
- 01
A tall building on a small city plot.
The transformer, DG set, pump room, underground tanks, sumps and four mechanical car-parking units are all placed at the foot of the tower on a 1,027 sq m plot, with the tank plan and sections drawn so the structure can be set out around them.
- 02
Every flat on a three-phase supply.
Each flat's load was set from its carpet area at 75 W per sq m, and all 47 flats take a three-phase connection - 49 with the two common supplies - on one 315 kVA transformer sized from the 261 kVA demand plus a 20% margin.
- 03
Drinking water kept separate.
Of the 135 litres a resident uses each day, 15 are drinking water with its own tanks, pump and pipes, apart from the 120 litres of domestic water.
- 04
Backup for the lifts and pumps.
A 160 kVA DG set carries the two lifts, the water pumps and treatment plant, the car parking and the common lighting, checked against the starting current of each motor.
