Project information

A residential project on a 2,124 sq m plot at Gat No. 273 P & 281 P, Borhadewadi, near Moshi on the northern edge of Pimpri-Chinchwad, with 12,081 sq m of construction. Two buildings, A and B, rise from a basement and a podium of parking to seven residential floors and a terrace, beside a 9 m road; building A holds 42 flats of one and two bedrooms and building B 39 two-bedroom flats - 81 in all - served by three lifts, with an open space and an amenity space at ground level. Homes of this size on a compact plot need their services kept efficient and their water reused. The architecture is the architect's; our scope is the EC data and the MEPF design.

How We Helped Residential Project, Gat No. 273 P & 281 P, Borhadewadi

We prepared the calculations and the first layouts in March and revised the external layout through June 2026. Power: every flat at 75 W per sq m of carpet area, three 5 HP lifts, the domestic, drinking-water and grey-water pumps, the basement sump, the organic waste converter, basement ventilation, street lighting and charging for 20% of the parking - 8 car chargers of 7.2 kW and 20 two-wheeler chargers of 3.5 kW - for 508 kW connected and 254 kW of maximum demand (282 kVA) on a 315 kVA transformer, on 84 connections: a single-phase supply to each of the 81 flats and 3 common; meter rooms with meter panels and sub-distribution panels for each building; and a 62.5 kVA DG set for the lifts, pumps, ventilation and common lighting, placed above the transformer room. Water: 405 residents at 135 litres a day - 70 domestic, 20 drinking and 45 flushing - and the landscape, about 56 kL a day, with underground tanks of 80 kL domestic, 20 kL drinking and 15 kL raw water, 3 m deep, and terrace tanks on each building, including 25 kL of fire water. Reuse: a 35 KLD grey-water treatment plant between the basement and the ground floor, returning 18 kL a day to the flushing system and watering the landscape, with the surplus to the municipal drain. Floors: the internal services location layout with the plumbing cutouts, service slabs, 150 and 200 mm sunk areas and the electrical and low-voltage slits for every floor and the terrace.

The brief

What the project needed, and how we answered

  1. 01

    Water used twice.

A 35 KLD grey-water plant between the basement and the ground floor treats the waste water and returns 18 kL a day to the flushing system and the landscape, with only the surplus going to the municipal drain.

  2. 02

    Drinking water kept separate.

Of the 135 litres a resident uses each day, 20 are drinking water with their own 20 kL tank, pump and pipes, apart from the domestic and flushing water.

  3. 03

Every flat on its own meter.

All 81 flats take a single-phase supply, grouped on meter panels in a meter room for each building, with sub-distribution panels for the common services.

  4. 04

    Backup for the common services.

A 62.5 kVA DG set carries the three lifts, the pumps, the basement ventilation and the common lighting, placed above the transformer room.
